We want to build an extension to our existing home, where do we start?

Get in touch and organise a 60 min site meeting we’ll go over your brief, check out the property and existing dwelling. All custom-building projects are uniquely different and planning starts from scratch. We’ll advise what’s required and the best approach the project.

How much will it cost?

Because custom builds are all unique and all planning starts from scratch, pricing can only be given confidently once preliminaries & selections are completed. Unlike volume builders, building the same design repeatedly, the planning part is already done, hence they can provide pricing much earlier.

Things that will impact cost are the existing home, its age, quality and structural integrity. If you are building new or knocking down to rebuild, other factors will come in such as the block size, access, the slope, council overlays (i.e. bush fire &, flood) and soil composition.

Do you have a full building license and insurance?

Yes, Ward Builders is a licensed builder and our team are fully qualified builders and carpenters. We hold Public Liability Insurance and obtain relevant insurance from QBCC home warranty insurance for each job. Furthermore, every job valued at $150,000 ext GST will also attract Qleave long service levy.

What warranty is offered with your building?

A standard 6 year warranty comes with our building work* including materials and labour covered by QBCC home warranty insurance.
*Warranty is voided if our work is altered by another party or damaged post completion. Warranty covers natural circumstances and excludes normal wear and tear.

How will you keep me informed of financial changes as the project progresses?

Variations arise for a number of reasons and when they do, clients are notified verbally and in writing. The variation and extension of time if required, is agreed to before work commences.

What contracts do you use.

We use Master Builders Fixed price contracts.

What is the typical deposit and are there any additional costs.

By law deposits are 5% for contracts over $3,300. If 20% of the work is done offsite the deposit may be up to 20%. Additional to the contract price is QBCC Home Warranty and the QLeave Levy.
